HOW HOMEOWNERS CAN FIND RELIABLE HOME CONTRACTORS

good-home-contractor-qualities

Once you work with a professional and seasoned real estate agent [like the ones at 828 Real Estate] you will realize- they have “a guy” (a reliable contractor) for everything!

Need a window repaired? They’ve got a guy.

Need your electrical updated? They’ve got a guy.

Now, in the age of YouTube and DIY- most homeowners think they can go about it themselves. However- just like buying a home- some projects require a professional! If you are looking to vet and find our own “guy” for your upcoming home projects, here are some key tips.

WHAT MAKES A HOME CONTRACTOR RELIABLE?

A reliable home contractor can come in all shapes and sizes, with an array of tools and skills. It is important to do your research, interview, and vet your choices. Some good key indicators for a good contractor can be:

  • Good reviews online
  • Is responsive to your text or calls
  • Experienced/Portfolio
  • Network in the community
  • Communicates the project steps effectively

Some red flags to be on the watch for would be:

  • How do they speak about their previous clients or do they provide references
  • Are they insured?
  • Do they keep their workspace tidy?

HOW TO FIND LOCAL CONTRACTORS IN THE NORTH CAROLINA MOUNTAINS

In the NC High Country, there are a PLENTY of “good ole boys” that have a few tricks and trades up their sleeves. Finding a qualified, licensed contractor is a bit more tricky.

When it comes to your home, and its potential resale, you need to have a professional handle your remodel or expansion. To begin, here are some helpful points to get a homeowner started to make the process smoother:

MAKE A HOME IMPROVEMENT PLAN

First things first- sit down and make a plan. This plan will set key indicators for securing your desired outcome and help you track progress along the way with your hired contractor.

Make sure to note poignant details that matter to you! For instance drawers- some people have preferences on the self-closing feature. Or if you’re left-handed maybe you want the doors to open a certain way.

Pro-tip: The color of the grout is a detail most people skip over.

GET YOUR PERMITS

Permits are somewhat tricky depending on the size of your project (or if you’re adding electric/plumbing) you may not even need a permit- so a little research can go a long way. A professional contractor will know the full range of permits needed for a job, and will typically organize and implement the necessary permits- but you can always be a part of the process, and sometimes save some money, too!

Pro-tip: Don’t forget to check your POA restrictions if you are adding on.

UNDERSTAND YOUR BUDGET

Be sure to expect the unexpected. Murphy’s Law tends to rear its ugly head during home renovations or remodel projects- what can and will happen. From busted water pipes or mouse-chewed electrical wire, you never really know what is behind the walls or in the ground until the process is started. Therefore when setting your budget, make sure you have a backup plan or something set aside for the unexpected

INTERVIEW MULTIPLE CONTRACTORS

Once you have your plan, done a little research, and have your budget- it is time to start shopping for a contractor. First, check with your real estate agent for recommendations or check out the 828 Real Estates Preferred Vendors list, before searching on Google or Facebook Groups.

A neighbor can also be a great asset in finding a good reference. We recommend interviewing serval contractors before making a decision.

It is a good idea to have options in case one does not have availability, is unable to provide scope of work, etc. Be sure to check their service area and list of specializations. Starting with a phone interview, if you feel like you are ‘clicking’ then invite them to meet face to face with you and the project.

ASK FOR REFERENCES, LICENSES & INSURANCE

Don’t be nervous about asking for references, licenses, and proof of insurance! It is standard operating procedure to ask for these items. If they are not able to provide these, it is a red flag. Be sure to follow up with the references and the insurance company. You can check to see if their license is active by checking the NC Licensing Board for General Contractors.

REQUEST AND REVIEW YOUR BIDS

Now for the negotiating! When your potential contractors have submitted their bids, remember your budget (and the unexpected!) and review their timeline for completing the project.

One bid may be more expensive but would be completed more quickly- which is more important to you?

Additionally, before accepting a bid, be sure to check the payment schedule.

How much do they require upfront, midway, and at completion? Don’t be afraid to negotiate a payment schedule that works for YOU and the contractor.

SIGN YOUR CONTRACT

Setting up the terms of your contract is a solid foundation for setting boundaries and expectations between you and the chosen contractor. Having a fully thought-out supply list, timeline, and understanding of the workforce needed to complete the project should outlined and provided.

Additionally, you should know the parameters on how to break the contract, if somewhere down the line things are not going well.

PAYING YOUR CONTRACTOR’S FINAL BILL AFTER PROJECT COMPLETION

Settling up at the end of the project should be a relieving and satisfying experience. If you are not satisfied with the quality of the work, or details, speak up before paying the finished bill. If you ARE satisfied, also speak up!

Tell them you’d like to add a review to their site or be on their reference list. More contractors, rely on word of mouth or great relationships (with realtors, for one!) to find their next job.

Overall, the process of finding the best contractor for you can be a bit time-consuming and perhaps daunting. To help alleviate the stress, we can not say it enough- talk to your real estate agent! Or better yet, check out the 828 Real Estate preferred vendor directory, right here on our website!
